Zoning Approval for Akridge at Half StreetAkridge's Half Street
Akridge's Half Street project, on the site of the old WMATA bus garage at Half and M Streets, SE, received approval by the Zoning Commission last week.  The site is expected to be cleared in the next few months and the 704,000-square-foot project is planned to begin in 2010.  Akridge at Half Street will be LEED certified and include two office buildings with a combined total of 360,000 square feet, a 300-unit residential building, and 75,000 square feet of retail space.  In addition, a pedestrian-only area between the two office buildings will be a marketplace-style destination with local vendors and fresh food stalls.

Approval for Forest City'sForest City's The Yards Phase II
Yards Park Phase 2
The second phase of the Yards Park which includes three glass pavilions with 57,500 square feet of retail and a 60-foot tall light tower, was approved by the Zoning Commission on Monday, March 2nd. The "light tower," designed by James Carpenter Design Associates, will reflect light off its stainless steel prisms during the day and be subtly illuminated at night.

The Yards Park phase 1, which includes the 5-acre riverfront park and boardwalks, will begin construction within the next three months, and be completed in mid-2010.  Construction of the piers and marina will be in the third phase which is targeted to be finished in 2012 - 2013.

The Yards project will encompass 42 acres and include 1.8 million square feet of office, 2,800 residential units, 400,000 square feet of retail, and the 5-acre riverfront park.

Chris Leinberger, Visiting Fellow at the Brookings Institution, professor and real estate developer, brought his graduate seminar from the University of Michigan to the Capitol Riverfront BID to demonstrate the development as what he refers to as a "regionally serving walkable urban place."  The Capitol Riverfront neighborhood fits into one of five categories of these kinds of places being built throughout the country; it is a "downtown adjacent" walkable urban place.  It was selected for the class since it is one of the fastest growing in the country and, while it is not yet at full build-out, it shows many lessons that can be applied elsewhere across the country.  Leinberger's most recent book, The Option of Urbanism: Investing in the New American Dream, is the text for the class.  Michael Stevens of the Capitol Riverfront BID and Ramsey Meiser of Forest City Washington provided briefings and a site tour to the 25-member class.
900 M Street900 M Street Delivering in April
Located directly across from the Navy Yard with its 13,000 employees, 900 M Street is under renovation and will include 7,480 square feet of retail space.  The building will deliver this April and Lincoln Properties has received one letter of intent from an undisclosed tenant.  For more information, contact Lincoln Property Company's Joe Falcone at 202.513.6700 or jfalcone@lpc.com.
Summer Concert Line-Up
Back by popular demand, The Jewels doo wop band will kick off the 20-week Front Stage lunchtime concert series on May 20th.  The second annual lunchtime concerts presented by JBG, with support from the Capitol Riverfront BID, will be held every Wednesday from 12 pm until 2 pm, beginning May 20th and going until September 30th at the plaza by New Jersey and Tingey Street, behind US DOT.  Bring your lunch or enjoy the cafeteria's outdoor grilling, while enjoying different music every week in an outdoor cafe atmosphere on the plaza.  This year's line-up includes jazz, rock-country, 80's, Latin, Caribbean, Reggae, Blues, R&B, and classic rock.  See the entire schedule online on the FRONT Stage Calendar.

Washington Nationals
Countdown to Baseball Season
Spring training is now in full swing as the Nationals gear up for their second year at Nationals Park.  The new Running Presidents have been selected, Screech has grown up with a new look, a new food provider, Levy Restaurants, has been chosen, and Adam Dunn has signed as first baseman/outfielder.  Tickets went on sale Monday, March 2nd and can be purchased at www.nationals.com, by calling 888-632-NATS(6287) or at the Box Office at Half and N Streets, SE.
