Capitol Riverfront Development Update
A summary of existing, under construction and planned development in the Capitol Riverfront BID is listed below. Currently, the Capitol Riverfront has an estimated daytime population of 35,000 people and an estimated 25,000+ residents live within 1-mile of the heart of the Capitol Riverfront with an average household income of more than $86,000*. In addition, from June 2007 - June 2008 average weekday ridership at the Navy Yard Metrorail station increased by 6,148 or 24% of the total Metrorail system growth**.

Construction on Capitol Quarter Townhouses Underway Vertical framing construction has recently begun at Capitol Quarter, the EYA townhouse development on the previous site of Arthur Capper Carrollsburg, part of a $34.9 million Hope VI grant to develop a mixed-income neighborhood with for sale and for lease housing options. Capitol Quarter, located between 5th and 3rd, Virginia Avenue and M Street, will ultimately contain 323 townhouses. Residents for the first phase of 160 townhouses will begin moving in January 2009. All of the first phase market rate homes priced from $600,000 have been sold. The Capitol Hill style townhouses will offer 3-4 stories with 9' ceilings and hardwood floors on the main level, optional roof terrace/deck, garage parking, and state of the art ENERGY STAR appliances which designate superior energy performance. Onyx Apartments Prepare for Move-In The loft-style Onyx Apartments will be ready for the first
residents to move in the 3rd week of September. Over 60% of the 260 units have balconies
offering spectacular views of the Capitol
Building, the riverfront and Nationals Park. The 14-story, 266 unit building comes with
amenities such as a complimentary continental breakfast Monday - Friday,

Walkingtown DC Tour of Capitol Riverfront
The Capitol Riverfront BID and Forest
City Washington will be hosting a
tour of the Capitol Riverfront on Saturday, September 20th as part
of Walkingtown DC, a weekend of free neighborhood tours
sponsored by Cultural Tourism DC. Visit the industrial buildings where the Navy once produced ship
products, and other landmarks such as the beaux-arts WASA pump building. Learn about the new development projects that
are transforming the Capitol Riverfront into a business center, urban
neighborhood, entertainment district, and waterfront destination. Come enjoy the third season of the popular
tour of the Capitol Riverfront. The tour
will be held from 10:30am - 12pm, led by Michael Stevens of the BID and Gary McManus
of Forest City Washington.
