Lumber Shed Receives HPRB Approval

 

Forest City Washington, LLC has recently been approved by the DC Historic Preservation Review Board to proceed 
with construction of the historic Lumber Shed building overlooking Yards Park.  

 

The developer's plan to completely enclose the building in glass in order to create office and restaurant space has been endorsed by the Board with the solution to preserve the original building form by applying new materials onto the glass curtain wall.
 
"We're very eager to get underway this spring on construction at the Lumber Shed," said Ramsey Meiser, senior vice president of development at Forest City Washington.  "Its location near the water and at the edge of The Yards Park make it a very desirable place for restaurateurs to locate. The full glass curtainwall will take great advantage of those views. We'd like to thank the DC Historic Preservation Office and the Historic Preservation 
Review Board for their support in moving 
this project forward."

 

Forest City has also agreed to develop and incorporate interpretive signage for the site that will feature historic photographs of the Lumber Shed and narrative information about the history of the structure.

Updated Circulator Route Increases On-Time Performance

  

It's been a great year for the Circulator! Year-end numbers show that the Union Station-Navy Yard Circulator route carried 456,460 people in 2011, yielding an average of over 38,000 people per month.

Route improvements were made in October 2011 to provide a more direct connection from Navy Yard to Union Station.  These changes, which include using 2nd Street, SE to access Union Station and having the stop adjacent to Union Station on Columbus Circle, have improved the performance of buses from an on-time average of 76% at the first part of 2011 to an average now of 85%.  The overall Circulator system average in 2011 was 80%.  
 
The Capitol Riverfront BID is continuing to work with operations managers to improve bus services.  Extended summer hours will start April 1st, 2012 and will continue through the end of September.  Hours include weekdays 6am-9pm, and Saturdays 7am-9pm with extended services also on National game days.

4th Quarter/Year End Development Update

   

At the end of the 2011 calendar year the Capitol Riverfront witnessed construction commence on 1212 4th Street, SE by Forest City Washington which upon completion will comprise 225 residential units, a 50,000 SF Harris Teeter grocery store, a 30,000 SF health club, and 30,000 SF of additional retail space.  Construction continued on the second phase of Capitol Quarter Townhomes by EYA, the 276-unit Camden South Capitol apartment building, the renovation of 200 I Street into a 350,000 SF office building, and the 45,500 SF Boilermaker rehabilitation into restaurant, retail and office space.   Additionally, renovation of the 170-unit Foundry Lofts was completed and tenants began to move in.  The estimated residential population within the Capitol Riverfront increased to over 3,500 people at the end of 2011.

JPI's Capitol Yards Portfolio Under Contract for $354 million

  

Public notices recently posted in the Jefferson, Axiom, and 909 at Capitol Yards apartment buildings indicate that the three building, 931 unit portfolio is under contract to be sold for approximately $354 million. 
 
The Jefferson and Axiom were completed in the summer of 2008 followed by the 909 in April of 2009.  All three buildings have and continue to exhibit healthy occupancy levels and are located within walking distance of the Navy Yard Metro station.

New Jersey Avenue Overpass Fence Improvement

 

DDOT has installed a new wrought iron fence along the New Jersey Ave., SE overpass bridge, improving the look/feel and safety of the overpass, as well as improving the pedestrian and bicycle corridor connection between Capitol Hill and the Capitol Riverfront.  The project was funded by Capitol Hill/BallPark District Performance Based Parking Pilot Funds.
 
The BID will add additional improvements to the New Jersey Ave. overpass with a public art project funded through the DC Arts Commission's Public Arts Building Communities Grant program that is scheduled to begin work this spring.

Request for Proposals: Yards Park Concert Series Vendors


The Capitol Riverfront BID is seeking proposals from local food, beverage, and booking/management providers for its 2012 Friday Evening Concert Series at the Yards Park.

 

The concert series, now in its second year, attracts a regional audience looking for a place to relax and unwind, spend time with friends and family, and enjoy the river and outdoors on Friday evenings.
