F1RSTGrosvenor Americas Unveils Capitol Riverfront Mixed-Use Development
On Wednesday, April 8th, Grosvenor Americas in partnership with McCaffery
Interests unveiled the brand of their new mixed-use development at First and M Streets, SE in the Capitol Riverfront.

F1RST, located directly north of Nationals Park, will be a 450,000 SF mixed-use community designed by architect Hickok Cole that will offer 325 rental apartments, a 170-room Residence Inn by Marriott hotel, and nearly 25,000 square feet of retail space including Taylor Gourmet and Chop't Creative Salad Co.

Grosvenor stated that the project's name F1RST was inspired by the area's cultural and lifestyle components. The tagline "Everything Starts at F1RST" represents the desire for F1RST to become a destination connecting individuals to amenities not just within the building, but within the vibrant Capitol Riverfront neighborhood.

McCaffery Interests will provide project, construction and property management for the
residential portion. Clark Enterprises is an equity partner in the residential and retail
component; Capital One is providing the construction financing for the residential and
retail component, along with TD Bank and United Bank. The Residence Inn will be
managed by Hospitality Partners. The project is expected to deliver in early 2017.

NABCapitol Riverfront Welcomes New NAB Headquarters
Monument Realty and its investment partner, New York-based Angelo, Gordon & Company, has announced that it has signed an agreement with the National Association of Broadcasters (NAB) to develop its new headquarters facility at One M Street in the Capitol Riverfront.

One M Street, located on the corner of M and South Capitol Streets, SE, will be a 10 story, 130,000 SF office building with a conferencing center occupying the top two floors. It will have unobstructed views of the U.S. Capitol as well as spectacular views to Washington's monumental core. HOK is the building architect.

"The NAB relocation from Dupont Circle has established another milestone along the Capitol Riverfront's development trajectory," said Michael Stevens, president of the Capitol Riverfront BID. "Not only will one of the most prestigious associations in the nation's capital call the Riverfront home, but the NAB is committing to our future as a thriving business center with a resounding investment in a headquarters' purchase."

Construction of the building will commence in spring 2016 and will be completed in fall 2018. Monument will also construct a 180,000 SF residential building adjacent to the NAB building. The residential building, designed by Gensler, faces South Capitol Street and will feature a roof top pool, fitness center, community lounge and other high-end amenities.
