Washington, DC based developer The Donohoe Companies, Inc. has acquired additional zoning approval for its site at 1111 New Jersey Avenue, SE in the Capitol Riverfront submarket. Previously approved for a 200,000 square foot office building, Donohoe received approval to build a 13 story apartment building containing approximately 310 units. According to Senior Vice President, Bert Donohoe, the request for the zoning change will be a second approval in addition to the existing approval and not an outright change. This will allow the site to be constructed as office or residential depending on evolving market conditions. "We want to maintain flexibility with our site as we evaluate options in conjunction with DC and the community for both office and residential uses." More recently Donohoe has indicated that residential will be the likely use if the property is developed in the near term.
Designed by WDG Architecture, the apartment building will be a mix of studio, one and two bedroom units and will contain approximately 11,000 square feet of retail space on the first floor. As part of the new design, Donohoe will acquire the adjacent St. Matthew's Baptist Church site. Shown above are renderings for both the residential scenario (left) and office scenario (right).
