Square 701 will be a 650,000 square foot mixed used project developed by McCaffery Interests, Grosvenor Americas and Skanska USA Commercial Development. Skanska will develop a 224,000 class A office building at the corner of First and M Streets, SE and will attempt to achieve LEED Platinum certification.  The office building will sit just one block from both exits/entrances to the Navy Yard station on Metro's Green Line and also include 140 below grade parking spaces.

McCaffery Interests & Grosvenor Americas will develop a 170-key hotel in the middle of the block fronting on First Street, SE between M Street and N Street as well as 285 residential units 23 of which will be designated as affordable dwelling units.  The residential building will also include 180 below grade parking spaces.  

The entire project will feature a total of approximately 43,000 square feet of ground floor retail space.
